Transfer Procedures

NO DEMAND CERTIFICATE (DOWNLOAD FORM)

Documents Required

  1. Attested copies of CNIC of Seller & Buyer.
  2. Expired CNICs will not be accepted.
  3. Photocopy of Allocation / Intimation / Allotment / Transfer Letters.
  4. Challan of Transfer Fee of DHA Bwp duly paid according to size of plot.
  5. Attach Photocopies of Demand Draft / Pay Orders of down payment & installments.
  6. Copy of Site Plan for the plots (if possession is open). If not held will be applied for along with NDC.
  7. NDC Form with cutting / overwriting will not be accepted.
  8. Copy of Completion Certificate (in case of Completed House / Building).
  9. TIP Paid receipt clearance certificate from Bahawalpur Cantt Board (in case of constructed property). In case of exemption, exemption certificate be attached.
  10. Property Tax receipt and clearance certificate from Bahawalpur Cantt Board.
  11. NDC for Armed Forces Personnel in case of service benefit Plots / Plots allotted out of Defence quota from GHQ AG’s Branch (W&R Dte).
  12. Attested photo copies of Pension Book, Discharge Certificate and Form ’B’ in case of Retd JCO’s/ NCOs and NOKs of Shaheed / Deceased.

Procedure

  1. No Demand Certificate request form is available at DHA Office Reception.
  2. Seller will submit NDC alongwith above mentioned documents in Transfer Branch.
  3. NDC will be forwarded to Finance Branch for clearance.
  4. Time of NDC clearance is three working days on applying date.
  5. After clearance of NDC from Finance Branch, Transfer time will be given to customer.
  6. Transfer will be carried out.

Terms and Conditions

  1. Original Allocation, Intimation, Allotment and Transfer Letter(s) to be surrendered to DHA at the time of transfer.
  2. Paid copy of transfer fee and other dues (if any) to be submitted at least one day before transfer.
  3. NDC will remain applicable till the due date of next installment.
  4. In case of Provisional NDC (remaining installments) purchaser should submit an affidavit of Rupees 50/- that He/She will pay the left over installments within 60 days. Transfer Letter to the Purchaser will be given after submission of all dues (Installments & Surcharges if any)

REGULAR TRANSFER (DOWNLOAD FORM)

Documents Required

  1. Forwarding letter giving the details of the plot / house, name of purchaser and document under seller’s three Signatures.
  2. Original Allotment / Transfer letter/ intimation letter so that new letter is issued in the name of transferee by the seller.
  3. 2 x Affidavits in the name of Seller (Original) worth Rs.50/- duly attested by Oath Commissioner.
  4. 3 x Affidavits in the name of purchaser worth Rs.50/- duly attested by Oath Commissioner.
  5. No Demand Certificate.
  6. 3 x Photocopies of the computerized National Identity Card of both seller and buyer duly attested by oath commissioner.
  7. Registration membership Fee Rs. 37000/- of new Owner.
  8. 2x passport size photographs duly attested by class one officer both seller and buyer.
  9. Associate Membership Registration form Rs. 350/-
  10. Original transfer / sale Deed alongwith affidavits seller and purchaser for surrender if plot is registered.
  11. Transfer Fee according to the size of plot.
  12. CGT (Capital Gain Tax) 2% for Filer and 1% for Non Filer on DC Value.
  13. Stamp Duty Tax 5% on DC Value.
  14. Photo copy of CNIC of Next of Kin of New Owner of Plot.
  15. Physical presence of Seller and Buyer in Transfer Office and photograph alongwith Authorized Property Dealer.
  16. Biometric of Seller and Buyer.

Procedure

  1. All above mentioned documents will be submitted to Transfer Branch.
  2. All documents will be checked and verified in Transfer Branch.
  3. In case of any mistake / query in Transfer papers, will be corrected by customer.
  4. Picture and Biometric of Seller and Buyer in Transfer Office.
  5. Signatures of Seller and Buyer on Transfer Papers at the time of Transfer.
  6. Holding of Original CNICs with Seller and Buyer at the time of Transfer.
  7. Transfer Letter will be issued to Buyer (New Owner).

HIBA TRANSFER (DOWNLOAD FORM)

Documents Required

  1. Forwarding letter giving details of the sale / transfer documents.
  2. Original Allotment / Transfer Letter for cancellation.
  3. Declaration of gift on stamp paper worth Rs. 50.00 duly attested by the Oath Commissioner.
  4. NO DEMAND CERTIFICATE after clearance of all the dues and transfer fee.
  5. Undertaking by the Donee regarding variation fee.
  6. Photocopies of the Computerized National Identity Card CNIC of both Donor and Donee duly attested by the Oath Commissioner / Class one officer / regular member.
  7. 2x passport size photographs of the Donee duly attested.
  8. ASSOCIATE Membership (AM Fee Rs. 37,000/-) form of purchaser.
  9. Cost of AM Form Rs. 350/-
  10. Original Transfer / Sale deed along with affidavits of seller & purchaser regarding surrender of the deed (In case of registered plot).
  11. Transfer Fee according to the size of the plot.
  12. Transfer Fee according to the size of plot.
  13. CGT (Capital Gain Tax) 2% for Filer and 1% for Non Filer on DC Value.
  14. Stamp Duty Tax 5% on DC Value.
  15. Photo copy of CNIC of Next of Kin of New Owner of Plot.

ISSUANCE OF DUPLICATE ALLOCATION, INTIMATION, ALLOTMENT AND TRANSFER LETTER(S)
(DOWNLOAD FORM)

  1. Affidavit (duly attested by Oath Commissioner).
  2. Copy of Computerized NIC (Duly attested by Army/ Civil Gazetted Officer).
  3. Police Report Regarding Loss of Allocation, Intimation, Allotment or Transfer letter.
  4. Advertisement in two News Papers (Dawn or The News and Express or Khabrain) the advertisement should be in two columns.
  5. Covering letter requesting for issuance of Duplicate Letter.
  6. Paid Challan of Rs. 10,200/-
  7. Two recent photographs, duly attested.
  8. Physical Appearance and Photograph in DHA

LEGAL HEIR(S) TRANSFER (DOWNLOAD FORM)

        

Documents Required

  1. Forwarding letter giving the details of documents under legal heirs signatures/Thumb Impression.
  2. Original allotment / Transfer letter for cancellation so that new letter can be issued in the name of legal heirs.
  3. Declaratory decree in respect of Legal Heirs issued by Civil Judge having competent Jurisdiction.
  4. Affidavit duly attested by Oath Commissioner as per specimen.
  5. Death Certificate (Duly attested).
  6. Photostat Copies of the National Identity Cards of all legal heirs (duly attested).
  7. Photographs of all Legal Heirs duly attested by class one officer.
  8. Advertisement regarding death of the owner / member with photograph in two newspapers (Urdu & English) as per specimen.
  9. Registration Form of Legal Heirs (Jointly).
  10. Registration Form Rs. 350/-
  11. Registration Fee Rs. 6830/-
  12. Transfer Fee Rs. 2700/-

Procedure

  1. All above mentioned documents will be submitted to Transfer Branch.
  2. All documents will be checked and verified in Transfer Branch.
  3. In case of any mistake / query in Transfer papers, will be corrected by customer.
  4. Picture and Biometric of Seller and Buyer in Transfer Office.
  5. Signatures of Seller and Buyer on Transfer Papers at the time of Transfer.
  6. Holding of Original CNICs with Seller and Buyer at the time of Transfer.
  7. Transfer Letter will be issued to Buyer (New Owner).

ISSUANCE OF ALLOCATION LETTER

Documents Required

  1. 2 x photocopies of CNIC duly attested of Buyer.
  2. 2 x Passport size photographs duly attested of Buyer with blue background.
  3. Filling of Membership Form issued by Transfer Branch.
  4. Challan of Transfer Fee of Rs. 51250/- duly paid.
  5. Original Intimation Letter (customer copy) issued by Land Branch.

Procedure

  1. All above mentioned documents will be submitted to Transfer Branch.
  2. All documents will be checked and verified in Transfer Branch.
  3. Picture and Biometric of Buyer in Transfer Office.
  4. Signatures of Buyer on Transfer Papers at the time of Transfer.
  5. Holding of Original CNIC with Buyer at the time of Transfer.
  6. Allocation Letter will be issued to Buyer.

Documents Required

  1. Application Address to Director Transfer & Record.
  2. Affidavit for the change of name dully attested by Oath commissioner.
  3. Copy of Old and New CNIC.
  4. Copy of Husband / Father Computerized National Identity Card.
  5. Copy of Allotment / Transfer / Intimation Letter.
  6. Ground Verification will be carried out by DHA (if required).
  7. Copy of Nikkah Nama  / Divorce Certificate (if required).
  8. Nikkha Nama if status changed from unmarried to married.
  9. Advertisement in 2 x National Newspapers (English & Urdu).
  10. Copy of Allocation / Intimation / Allotment / Transfer Letter.
  11. Paid Challan fee of Rs. 5000/-
  12. Declaratory Decree (if complete name changed).

CHANGE OF NAME (DOWNLOAD FORM)

  1. Application Address to Director Transfer & Record.
  2. Affidavit for the change of name dully attested by Oath commissioner.
  3. Copy of Old and New CNIC.
  4. Copy of Husband / Father Computerized National Identity Card.
  5. Copy of Allotment / Transfer / Intimation Letter.
  6. Ground Verification will be carried out by DHA (if required).
  7. Copy of Nikkah Nama  / Divorce Certificate (if required).
